An inspection will uncover any and all defects that will require repair before closing, while giving you plenty of time to get the work done. Identifying and making these repairs beforehand is far better than having a buyer find a problem that causes him to change his mind, lower his offer, or ask that a substantial repair allowance be deducted from the price. It also buys you credibility as an honest, responsible seller.
